Property Management
We manage commercial property for property companies and individuals throughout London and the home counties. Property Management Services will absolve you from any direct involvement in dealing with the tenants. We will collect rent, provide quarterly accounts We ensure the covenants within the lease are complied with and carry out rent reviews and lease renewals when due. We monitor rental values of similar properties to those in management during the period between rent reviews with a view to achieving the best possible outcome.
Landlord & Tenant Negotiations
Getting it right at rent review, whether you are a Landlord or a Tenant, is essential. For the Landlord in these times of low investment yields even a small increase in rent can translate into a substantial gain in capital value. From the tenant’s point of view seeking professional advice to mitigate to rent increases can maintain the profitability for business.
Recent changes to the Landlord & Tenant Act 1954 have been brought into effect to simplify the procedure for lease renewals.
This is an opportunity for the terms of the new lease to be agreed to suit the respective requirements of the landlord and the tenant. We offer tailored advice to either party at lease renewal. Quite apart from the amount of rent careful consideration is given to the length of term, repairing covenants and subletting/assignment clauses.

We prepare schedules of dilapidations at the end of leases. We assess dilapidations on behalf of landlords or tenants and negotiate financial settlements where appropriate.

Expert witness reports are prepared to support either party in matrimonial valuations, disputes between clients and contractors and boundary disputes between neighbours.
Party Wall Act
We act as surveyor for one party or as single joint appointment between both parties in Party Wall Act matters. This could be work to party walls or construction works within three metres to six metres of a neighbouring property, all under the Party Wall Etc. Act 1996.
Leasehold Reform Act
We can advise on the price that should be paid for lease extensions or freehold acquisitions under the Leasehold Reform Act.
Arbitration and Disputes Resolution
We are able to undertake resolution of disputes as an arbitrator or mediator with the view of reducing costs in litigation.
